THE BASICS
A prefabricated room — popularly called a porta cabin — finished inside like a regular office.
A portable office cabin (popularly called a porta cabin) is a prefabricated room, built at our facility in the Bangalore region and finished inside like a regular office.
Your drawing sets the layout inside: an open office with workstations, a separate manager's cabin made with partitions, or both. The standard office cabins include an AC point. Partitions, furniture and the air conditioner itself are optional and available at an additional cost.
Support, foundation, levelling and anchoring requirements depend on the site and are confirmed in the drawing and quotation.

A rate per sq ft is the price including 18% GST divided by the floor area, the outside length multiplied by the width. It is given only beside a price this page states for a single-storey cabin.

Set out in the drawing and quotation you approve: frame and stiffener sections, wall-sheet thickness, roof, insulation, interior wall and ceiling lining, flooring, wiring and electrical protection, paint system and lifting arrangement.
An air conditioner and furniture are optional and available at an additional cost. They are not included in the displayed prices.

WHY PORTA CABINS WIN

Standard manufacturing generally takes 10–15 working days after shop-drawing approval and advance payment. Dispatch, transport and placement are confirmed separately.
Built at our own works in Hoskote taluk, east of Bangalore, for sites in the city, across Karnataka and elsewhere in India.
The cabin structure is covered by a 5-year structural warranty, subject to customer maintenance against rust and paint deterioration. Electrical items and hardware items supplied with the cabin are covered by a 1-year warranty from the confirmed date of delivery.

That distance is not measured at checkout at present, so delivery to an address in either state is confirmed in a quotation instead. Every other state is priced by state alone.
If your PIN code cannot be verified, the road distance to your address cannot be confirmed, or your address is in an area we do not price online, delivery is not priced online and we confirm the charge in a quotation instead. We never guess it.
We deliver within India only. Lakshadweep and the Andaman and Nicobar Islands are not priced online, because the approved rates are for a road delivery from our Mugabala / Jadigenahalli yard: for an address there, delivery is confirmed in a quotation instead. No delivery is made outside India.
Unloading at your site, positioning and on-site installation are not included in the delivery charge. They are available as an optional service at ₹15,000 including GST, which you can add at checkout to pay for with your order or have arranged separately with our team afterwards, and which is never added unless you choose it.

We agree the dispatch date with you in writing. Transit to your site comes after dispatch and depends on the distance, the route and access to your site.

SERVING BANGALORE
The cabins are built at our own facility in the Bangalore region, so a unit ordered for a site in and around the city is fabricated locally rather than shipped in. How a cabin is delivered and placed depends on the size of the cabin, the route, the access at your site and the lifting arrangement, and your quotation confirms it.
Air-conditioning and furniture are options rather than part of every configuration, and monthly rental is available where a project does not justify buying. Standard manufacturing generally takes 10–15 working days after shop-drawing approval and advance payment. Dispatch, transport and placement are confirmed separately. Delivery is charged separately from the cabin price, as set out under Delivery Charges.
