What is a modular building?
A modular building is made in sections (modules) inside a factory. Each module is framed, insulated, wired, plumbed and finished before it leaves the shop floor. At your site, the modules are placed on a simple foundation, joined together and connected to power and water. The result is a proper building with insulated walls, false ceilings, windows, doors, electrical points and toilets, and it's ready months before a conventional build would be. When your needs change, you can extend it, reconfigure it or move it somewhere else.

Commercial and hospitality units
Sales offices for real estate projects, showrooms, cafés and guest cottages for homestays and resorts along the backwaters and in Fort Kochi, where a quick, tidy build matters.
Multi-storey modular buildings
When land is expensive, as it is in most of Ernakulam, we can stack modules to G+1 and add a steel staircase and walkway.
Built for Kochi's climate, not just shipped here
A cabin that works fine in a dry inland city can start rusting and leaking within two monsoons in Kochi. We build our Kochi units differently: Corrosion protection: The steel frame gets primer plus epoxy or PU paint, and roofs and wall panels use galvanised or pre-coated sheets suited to coastal air. Monsoon-ready roofs: Sloped or double roofs, generous overhangs, sealed joints and proper rainwater channels, so water runs off instead of pooling. Raised foundations: Units sit on plinths or steel stilts to keep them above waterlogging, which matters in low-lying parts of the city. Humidity control: PUF or rockwool insulated panels, moisture-resistant boards and ventilation openings help stop condensation, mould and the musty smell that damp buildings develop. Heat comfort: Insulated walls and roofs keep the inside noticeably cooler through the humid pre-monsoon months, which also cuts AC running costs.
Why Kochi businesses choose modular
It's faster. Factory production continues regardless of rain in Kochi. A typical single-storey modular office is ready to install within a few weeks of confirming the order, and installation on site takes days. It's predictable. You get a fixed scope and price upfront. Wage hikes, material shortages and rain don't add surprise costs. It's clean. Your site sees very little construction mess, which makes a big difference on a running campus, a hospital compound or a busy commercial plot. It's reusable. When a project ends or your lease runs out, the building can be moved and used again. Conventional buildings don't give you that. It's backed by a warranty. Purchased cabins include a 5-year structural warranty, subject to the customer maintaining rust protection and paint. Electrical and hardware items supplied by us carry a 1-year warranty. Rental terms are provided separately according to the unit and rental agreement.
Buy or rent: both work
Buying: Makes sense if you need the building for several years or want to own the asset. We design to your layout, finish it the way you want and install it on your land. Renting: Suits short projects, such as a construction site that lasts 12–24 months, a temporary sales office, or an event or seasonal requirement. You get a ready building without the capital cost, and we take it back when you're done. Rental units are subject to stock availability, so reach out early if your start date is fixed.
How it works
1. Tell us what you need. Share the size, purpose, number of people and your site location in Kochi. 2. Get a layout and quote. We send a floor plan, specifications and a clear price, including transport and installation. 3. Site preparation. You (or we, on request) prepare a simple level base: PCC blocks, a plinth or pedestals. 4. Factory build. Your modules are fabricated, wired, plumbed and finished at our facility. 5. Delivery to Kochi. Units travel by road on trailers. Our team checks access routes in advance, which is important for narrow lanes in older parts of the city. 6. Installation and handover. We place the modules, join them, connect utilities, test everything and hand over the keys.

What affects the price of a modular building in Kochi?
Every building is quoted separately, because a few factors change the cost: • Size and number of modules: Larger buildings usually cost less per square foot. • Wall and roof panels: The choice between PUF, rockwool, cement board or MS sheet cladding makes a difference. • Interiors: Flooring type, false ceiling, partitions, toilets and pantry fittings. • Electricals and AC provision: More points and higher loads cost more. • Coastal protection level: Units near the sea or the port may need upgraded coating. • Single or multi-storey: Stacked units need extra structural work and a staircase. • Transport and site access: Distance and how easily a trailer or crane can reach your plot. Share your requirements and we'll send an itemised quote with no hidden extras.
