What is a modular building?

A modular building is made in sections (modules) inside a factory. Each module is framed, insulated, wired, plumbed and finished before it leaves the shop floor. At your site, the modules are placed on a simple foundation, joined together and connected to power and water. The result is a proper building with insulated walls, false ceilings, windows, doors, electrical points and toilets, and it's ready months before a conventional build would be. When your needs change, you can extend it, reconfigure it or move it somewhere else.

We build our Kochi units differently: Corrosion protection: The steel frame gets primer plus epoxy or PU paint, and roofs and wall panels use galvanised or pre-coated sheets suited to coastal air. Monsoon-ready roofs: Sloped or double roofs, generous overhangs, sealed joints and proper rainwater channels, so water runs off instead of pooling. Raised foundations: Units sit on plinths or steel stilts to keep them above waterlogging, which matters in low-lying parts of the city. Humidity control: PUF or rockwool insulated panels, moisture-resistant boards and ventilation openings help stop condensation, mould and the musty smell that damp buildings develop. Heat comfort: Insulated walls and roofs keep the inside noticeably cooler through the humid pre-monsoon months, which also cuts AC running costs.

How it works

You (or we, on request) prepare a simple level base: PCC blocks, a plinth or pedestals. 4. Factory build. Your modules are fabricated, wired, plumbed and finished at our facility. 5. Delivery to Kochi. Units travel by road on trailers. Our team checks access routes in advance, which is important for narrow lanes in older parts of the city. 6. Installation and handover.
