Window and door openings are cut and framed, the walls and ceiling are lined, the floor is overlaid and finished, a bathroom is fitted, a kitchen counter is installed, and the wiring is run through concealed conduits. It arrives on a trailer, is craned into position, and sits on footing pads on level ground. Connect water and power and it is habitable. Three Things the Sea Does to a Steel Box

None of this is a reason not to do it. It is a reason to think about the specification differently here than you would inland, and to have the conversation before the order rather than after. **Salt air is harder on steel than inland air.** A marine atmosphere is among the harshest environments painted steel sits in, and a coating that behaves well away from the coast will not necessarily behave the same way within sight of the water. Surface preparation, the coating system and the treatment of every cut edge matter more here. Ask for these to be written into your quotation, and tell us how close to the water the plot is before the specification is fixed. **Humidity condenses on the inside of steel.** Warm damp air meeting a cooler surface produces condensation, and in a lined building that moisture can sit where nobody sees it. Insulation alone does not solve it — ventilation and the way the lining is detailed matter as much. Tell us the plot is humid and coastal before the build, because it is not something that can be corrected afterwards without opening the walls. **Wind exposure is a design input, not an afterthought.** A container is heavy, and heavy feels reassuring. It is also a large object presenting a large surface to strong wind, particularly on an exposed plot with nothing around it.

Water, Power and Drainage on a Coastal Plot

Four things worth settling before the house arrives, all of them about your plot rather than about the building. **Water.** Borewell water along the coast can be brackish, which affects both fittings and whether you want it in a shower. Have your water tested before the bathroom specification is fixed — it is a cheap test and it changes what makes sense. **Storage and supply.** Most coastal plots run on a mix of borewell and tanker delivery. Decide where a tank sits and how a tanker reaches it. **Power.** Standard wiring where you have a connection. Where you do not, off-grid systems are customisable — solar and battery provision, air-conditioning provision, and similar items are optional and available at additional cost. **Drainage.** Bathroom and kitchen outlets are brought to the outside of the unit. The septic or soak arrangement is done at your end, and the water table near the coast affects what is possible there — worth checking before the house is placed.

Permissions Near the Coast

Before placing a structure on coastal land, the customer should verify the applicable planning, coastal-zone and local-authority requirements with the relevant authorities or a qualified adviser. We do not interpret legal or regulatory permissions. Two separate questions usually arise: what you may build or place on the land given its classification and intended use, and whether a coastal zone regime applies at your distance from the shoreline. Both belong with your own advocate or planning consultant, and both are better answered before an order than after a house is standing. What we provide for that conversation is the unit's dimensions, weight and construction details, and the fact that it is a movable structure on a steel frame.

Looking After It

Coastal exposure may require inspection and maintenance according to the approved materials and coating system. Rinsing salt off the exterior, keeping the roof clear and checking the sealing around openings are the ordinary things. The intervals themselves belong in your approved documentation rather than on a web page, because they follow from the coating system actually supplied.

Getting It There

The delivery itself is decided at the last kilometre: the approach off the main road and whether a trailer can make the turn, gate width and turning space inside the plot, overhead cables, whether the ground is firm enough for a loaded vehicle and a crane — sandy ground is its own problem — and exactly where the unit will sit. On placement, think about it for longer than feels necessary. Which way the breeze comes from, where the afternoon sun lands, where the verandah looks, and how far the unit sits from the boundary.
